BTW, I may want to pick your brains about tankless water heaters. The house has a water heater but it needs some repairs and modifications and my inspector said he thought it might be just as cost-effective to get a new one (it's also only 30 gallons and I am so tired of running out of hot water when I inevitably shower after DH has gone to work), so if I do that, why not tankless?
